DUBAI-BASED ARTIST MADIHA’S PAINTING ‘INTO THE SHALLOWS’ GRACES THE MAIN LOBBY OF BELGRAVIA III

Is architecture an art form? Or is art infringing into architectural territory? The lines between them are often blurred yet somehow, they find beautifully entwined ways to enchant. At Ellington Properties we encourage this infinitely stretching conversation between art and space through Ellington Art Foundation. The initiative, now in its 8th year, has attracted an eclectic mix of artists and produced works of art that adorn our properties. The newest entrant in this ever-growing community of artists is the interior designer turned painter Madiha, gracing Belgravia III’s main lobby with her painting “Into the Shallows”. Madiha is from Pakistan and has been living and working in Dubai for the last seven years. The first step in her initiation into artistic space was as an interior designer, working with leading design organizations. During the Covid-19 lockdown she found herself gravitating towards painting – an antidote to the heaviness surrounding the world. In painting Madiha found her artistic passions renewed. It became her way of interacting with her surroundings and sharing the joy that it brought her with the world.   Her work is inspired by the art world, but she also experiments and explores the possibilities or her own imagination. Her artistic sensibilities are inhabited by the works of artists like Jean-Michel Basquiat and Vincent van Gogh. Despite the riot of artistic influences that permeate her mental space, she has developed her own process. Detailing her process, she said, “Whenever I start a painting, whether it’s a commission or for my ongoing series, I always take time to think it through before starting on actual canvas, from doing a lot of research to creating endless compositions and swatches either on sketchbook or digital, to make sure it’s aesthetically pleasing, well balanced and perfectly aligned. I believe when you’ve been associated with the design industry, obsession with forms and composition comes naturally.” ‘Into the Shallows’ is an attempt to condense the expanse of the ocean and its magnificence onto the canvas. Employing acrylic and metallic embellishments, she captures the movement and mood of the sea by layering and blending many tones and hues. With this artwork she heightens the drama of the ocean and then lays it on the canvas for the residents and visitors of Belgravia III. Since switching to painting she has collaborated with multiple designers and art consultancies within and outside the UAE, majoring on large-scale contemporary abstract art in various mediums. Livelihood and enterprise development The second area is livelihood and enterprise development, which includes projects from around the world that provide encouraging alternative job and income possibilities, such as women in the workplace, competitive products and services, and increased market access to provide people the tools they need to improve their lives. Social development Another area covered under the initiative of the Global Best Practice Programme is social development. Focusing on providing them with the proper necessary tools to break the cycle of poverty and ensures that they have access to affordable healthcare and education, allowing for social mobility. Sustainability Dubai’s Expo aims to deliver one of the most sustainable Expos ever. Through its emphasis on sustainability ingrained in everything they stand for, they hope to establish a legacy after Expo is over. Generating clean energy and reducing water consumption Expo installed renewable energy systems totaling 5.5 megawatts on all permanent projects around the Expo site. This is enough energy to make 180,000 round journeys from Downtown Dubai to Abu Dhabi’s Corniche. In addition, Expo has achieved a 52.4 percent decrease in water consumption in the buildings in 2019. That is compared to the Dubai Electric and Water Authority’s baseline water requirements (DEWA). This equates to 102,835,000 liters per year, or about 41 Olympic-sized swimming pools. Promoting natural solutions Expo aims to build the groundwork for a sustainable legacy for future generations. They do so by focusing on human growth and technology breakthroughs while protecting the planet’s ecological and natural resources. 50% of the landscaping plants used at Expo 2020, and 95% afterward, are native and adaptable species. An important sustainability goal is to manage 95% of the landscape without the use of chemical pesticides, herbicides, or fertilizers. Seeds of Change Expo 2020 has established the Seeds of Change initiative to engage guests and make the carbon offset program more relevant. Visitors may ‘vote’ by giving ‘seeds’ in this unique, crowd-sourced concept, which allows them to choose which carbon offsets will be purchased by Expo. After that, Expo will promote inspirational projects from across the world. Those are projects that produce carbon offsets while simultaneously offering social or economic benefits to their local communities. Reducing waste One of the primary goals of the sustainability initiative in Expo is waste reduction. 85% of the garbage will be separated into multiple waste stream through removing trash from landfills. This happens during building, operation, and decommissioning. Expo has also launched the Planet Over Plastic Pledge, in which they urge participants and partners to reducing packaging and single-use items, as well as recycling on-site. World Majlis Since the first Great Exhibition in London in 1851, World Expos have been a particular venue for bringing together curious minds interested in future questions and, in doing so, learning more about each other. Hamama – Art That Came to Life at Belgravia II

At Ellington Properties, we recognize the value art adds to a project. Through the Ellington Art Foundation Initiative, we aim to support the local art community through collaborations to produce unconventional, contemporary art pieces. From paintings to photography, visual arts, and installations, Ellington Properties appreciates all artforms. About Hamama Ellington Art Foundation collaborated with Professor Juan Roldan, Professor Camilo Cerro, Ms. Reema Chalha, Ms. Sana Fathima and Ms. Mariam AlJuwaied from American University of Sharjah. They were commissioned to create an art installation, called “Hamama” for Belgravia III‘s lobby. Hamama is an organic expression of a controlled agitation of this flock of doves, which sprouts from its core, framing the lobby lounge, and adding depth and dimension to the space. Design Process The process included a lot of trial, error, and experimentation, as Hamama is an intricate, detailed art piece. Firstly, they began trialing with different materials and techniques that defied the conventional. However, they had to appeal to the site’s meaning and style. Subsequently, three separate project ideas were created. Each one of them, experimenting with different forms, materials, and sizes. Finally, a concept was selected after close consideration, and the chosen proposal used a monochromatic color scheme to express frozen dynamism. Hand drawings, sketch models, 3D digital modeling, parametric algorithms, and mock-up modeling were used in the extensive design phase. This continued until a flexible architecture was built from a single unit that can be assembled into a transformable module. Furthermore, several versions of the unit were created with a scale and color hierarchy, then heat-bent into complicated shapes. This was to create a multi-dimensional representation of a flight of doves photographed in mid-flight. Joined together, they form the final structure of Hamama. Hamama Installation The art piece is made up of three layers, which have been heat bent into dynamic shapes and linked with other units, generating an iterative module. The central module in the system uses 8mm thick units, which then branch out into thinner 6mm and 4mm sub-units. Moreover, the frosted primary units bring visual sophistication to the piece by allowing light to bounce off and cause dynamic reflections. The transparent secondary units add subtle texture to the installation by connecting to the ends of the primary units and emphasizing the frozen movement. Metallic fasteners bind the heat bent parts via a four-point delivery mechanism between the ‘wings’ of the pieces. The way Hamama is suspended from the ceiling is through a robust pulley and wooden counterweight system. This contracts the fluidity of the acrylic to create an over-all balance between the art and the mechanism. Three black ropes are strung through the acrylic composition and secured to a large wooden stopper. Thus, distributing the suspended weight and securing the attachment inside the counterweight. The wooden floor-mounted counterweight was intended to work as an autonomous sculpture. However, also acting as a counter-load to mechanically lower the sculpture for annual maintenance. The counterweight was made to allow a single individual to quickly float down the 50 kg sculpture. This is done by opening the padlock at the back of the sculpture and unraveling the rope. Thus, this raises the upper wooden section from the floor mounted anchor to float 1m off the floor. Awards Hamama received an award by Harpers Bazaar Arabia for Best Collaboration during The Sixth Edition of Bazaar Interiors Awards 2020.  Furthermore, Hamama has been mentioned in several magazines across the region. WHAT IS A HYDROPONIC GARDEN? A hydroponic garden allows you to grow herbs, vegetables, and greens without the need for soil, by using nutrient-rich water to sustain the plants. With this smaller water-based system, you will be able to focus all your resources on growing your plants and less on problems of upkeep, such as pest and weed control. Hydroponic gardens are easy for new gardeners and are a fun DIY project. If you’re a seasoned gardener, you’ll enjoy this fascinating variety in this clean growing medium of cultivating plants. HOW IT WORKS The nutrient solution is poured into the water. The plants are given artificial support because there is no soil; by putting them in growing media and net containers. The nutrient solution is then distributed to the plant’s roots directly, which can be accomplished by different methods, such as a pump or dripper. BENEFITS There are many benefits to choosing a hydroponic system in an apartment, rather than a soil based garden. HOW TO BUILD A HYDROPONIC GARDEN 1- Choosing the type of Hydroponic System The first step in the process of building a hydroponic system, is choosing the type. There are six different types, which are: DWC (Deep Water Culture), Wick System, Ebb and Flow, Drip, N.F.T. (Nutrient Film Technology), and Aeroponic systems. One of the simplest types of hydroponic systems is DWC, where the roots are suspended in a nutrient solution. However, a pump and channel are used by the nutrient film technique (NFT) to deliver a thin, steady stream of nutrient solution to the roots. This type of hydroponic system is more complex and requires more maintenance. 2- Choose the plants you want to grow For hydroponic gardening, herbs work well because they are smaller and because when cooking, it is good to have fresh herbs nearby. For hydroponic gardens, lightweight, small-root plants such as loose-leaf lettuce, spinach, and kale are a good option. You can grow larger plants like tomatoes, strawberries, and celery in a hydroponic garden, depending on the scale and robustness of your growing area. However, root vegetables are not a good match, such as potatoes, carrots, and onions. 3- Get the necessary materials There are several places you can purchase your materials from, such as gardening shops, ACE hardware, Greener Crop, Beyond Hydroponics, H2O Hydroponics and more. If you’re not looking for something that you will have to personally build, you can purchase readymade systems online, as well as browse different options and designs. As for building systems from scratch, you would need to get the appropriate materials and products, based on the type of hydroponic garden you’ve chosen to create. For example, the essentials for a Deep Water Culture (DWC) system are: a storage container or bucket, net pots, an air pump with air stone, hard water liquid nutrients (a & b), pH meter, pH down, measuring beaker, pipettes, hole saw, and a drill. Depending on what system you need, you will have to purchase additional materials. For example, if you wanted to build a more complicated system like the nutrient film technique (NFT), you will need to have a water pump for your nutrients and a PVC pipe. 4- Maintain your Hydroponic Garden Just like normal plants, ones grown in a Hydroponic Garden require maintenance to grow. Many of our clients pay the remaining 50% with a mortgage. For that reason, we have compiled a guide to the different types of mortgages available in the UAE. BACKGROUND ON MORTGAGES In the simplest terms, a mortgage is a loan you would take from a bank or individual that gives them the right to take your property if you fail to pay back the money you’ve borrowed, in addition to the interest. People often take on a mortgage to purchase properties. UAE CENTRAL BANK Central Bank of the UAE decides the interest rates. Every business day, banks provide their rates, and the central bank will remove both the highest and lowest rate and use the rest to create an average. They will then post the rate on their website at 11 am every day. HOW DO BANKS CALCULATE THEIR RATES? Some banks are linked to the Emirates Interbank Offered Rate (EIBOR), which is why banks or lenders have different rates. These rates are for what banks charge when they borrow from each other. The EIBOR is a panel of 10-12 banks, and its job is to ensure stability by regulating these rates. However, the rates could potentially fluctuate due to oil prices, or the liquidity of the market. If liquidity is tight, rates go up, and if deposits rise, the rates go down. TYPES OF MORTGAGES AVAILABLE IN THE UAE For those looking for mortgage options, there are different types depending on your needs and situation. The interest rates depend on the factors mentioned above, as well as others such as the amount, the time, and the type of mortgage. FIXED RATE MORTGAGE The interest rate is set before the loan period starts in a fixed-rate mortgage. Also, during the pre-agreed duration, which is normally under five years, this rate does not change. In this scheme, there are obvious incentives but to consider all the available mortgage forms in Dubai, it’s helpful to research the market or seek expert help, because a fixed-rate mortgage is not the safest choice if rates seem to be in decline. If the business condition shifts and prices go downwards, you would be left with the initial rate. Alternatively, if the prices go higher, the fixed-lower-rate would be an advantage. Regardless of how the market moves, the interest rate will remain the same. VARIABLE INTEREST RATES OR FLOATING INTEREST RATES For variable interest rate mortgages, the interest rate can vary based on market conditions over the repayment period. When market dynamics determine, you can end up with a good offer, or even end up paying a higher rate of return. Depending on the market itself, your rate could increase or decrease dramatically at any time. For this reason, it is important to make sure you have the financial liquidity to manage any rise in repayments if you apply for this form of loan. CAPPED MORTGAGE For people worried about having their rates increase to a point that they can’t afford, but who want a floating interest mortgage, a capped mortgage is an option. Capped mortgages are the only rate types that have payment stability, other than fixed rates. The capped mortgage was introduced as an exclusive deal for a short period, and is defined by the fact that before the loan period starts, a maximum rate is set. If the market increases beyond that limit, it will not affect you, but if the market declines, you will be at an advantage. The monthly installment would not go above the predefined limit regardless of the market. OFFSET MORTGAGE A conventional mortgage is combined with one or more savings accounts at the same financial institution to provide an offset mortgage, which is a recent term that only a few lenders offer in the UAE. Loan holders can connect their savings account, current account, credit card account and the loan account under an offset mortgage. Whenever any funds on some of the accounts are paid, the value of the debt is decreased by an offset of the amount credited. Therefore, you might pay a lower rate of interest in the long term by periodically offsetting the amount. REMORTGAGE A remortgage is a loan on an existing mortgage or, in basic words, a transfer to a new lender. It is named as balance transfer in the UAE. Interestingly, the same provider can offer this new loan, or you can find a new one. Many times, even if the interest rate on the original loan is low, individuals apply for a remortgage because they require extra funds. The smaller your loan-to-value (LTV), the more mortgage options you can have. You can calculate your LTV by dividing your remaining mortgage balance by the current value of your home.
